The property market fluctuates up and down.
Fluctuation of property values depend on a country's state of economy. Also they say that if you build too many homes then house value goes down, if you don't build new homes price will go up, if house price go up someone will start building. This story applies to New Zealand but in addition we have one more important factor to decide property value, which is immigration. Such that when we have many immigrants coming to New Zealand to settle, they will need to purchase a house and cars for a start.

Property boom is just around the corner as interest rate is so low (hoping...) It is not impossible to dream this

Our property market is currently hot and the situation is nearly at boiling point. Every auction sale attracts lots of bidders who are often overseas buyers, and it seems this active property market trend will continue due to more overseas buyers and a historically low interest rate.
Number of building permits issued declined continually since around 2003, however we have an increase in trend now as 1520 permits were issued last September. A simple rule: when you build a home now in hot market, you will be able to sell it quickly with profit.
